Privacy policy
Shaw Realty Group, Brokerage (landing pages)
Last updated: October 10, 2026
1. Who we are
This policy explains how Shaw Realty Group, Brokerage (“we”, “us”) handles personal information collected through our landing pages, including pages at go.shawrealtygroup.com, and the follow-up communications that come from them.
Shaw Realty Group, Brokerage is a real estate brokerage registered with the Real Estate Council of Ontario (RECO).
Broker of Record: Caroline Ohi.
We handle personal information in line with Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA), which governs private-sector organizations in Ontario. We send commercial electronic messages in line with Canada’s Anti-Spam Legislation (CASL).
2. What we collect
Information you give us when you fill in a form:
- your name
- email address
- mobile phone number
- whether you ticked the optional box agreeing to receive marketing emails and texts
- any message, property address or preferences you enter
Information collected automatically when you visit a page:
- Campaign and referral details: how you reached the page, such as advertising or link codes (“UTM” parameters and Meta’s click identifier “fbclid”), the page address and the referring site. We keep these in your browser’s session storage for that visit only (it clears when you close the tab) and attach them to your form submission so we can tell which ad or post brought you to us.
- Advertising measurement data: see section 6 (Meta Pixel and cookies).
- Technical security data: such as IP address, processed by our website host (Cloudflare) and network providers to deliver the site and block spam and attacks. We don’t use a separate analytics tool on these pages.
We don’t knowingly collect information from anyone under 18. We ask that you don’t send us sensitive information (such as health or financial account details) through these forms.
3. Why we use it
- To respond to your request: for example, to send you the builder information, price lists, floor plans, listings, a home value or other details you asked for, and to answer your questions.
- To follow up by phone call, email and text message about your request. If you gave express consent, we also follow up about other real estate opportunities and market updates (see section 5).
- To provide real estate services if you choose to work with us.
- To measure and improve our advertising and pages (which ads, posts and pages lead to inquiries).
- To keep records of consent and communications, and to meet our legal and regulatory obligations (including RECO/TRESA record-keeping).
- To protect our site against spam, fraud and abuse.
We don’t sell your personal information.
4. Who we share it with
We share personal information only as needed for the purposes above, with:
- Follow Up Boss (our customer relationship management system, a Zillow Group company). It stores your contact details, inquiry history, notes and consent status, and sends our follow-up emails and texts.
- Cloudflare, Inc. Hosts the landing pages and securely passes form submissions from our pages to Follow Up Boss.
- Meta Platforms, Inc. (Facebook/Instagram). Receives advertising measurement data through the Meta Pixel when it is switched on (section 6).
- Google LLC (Google Workspace email).
- Our brokerage team: salespeople and staff of Shaw Realty Group, Brokerage who are assigned to help you.
- Other parties to a deal, such as other builders, sellers or lawyers, only with your permission or when needed to provide the service you asked for. We do not share your sign-up details with Fuller Developments, the builder.
- Authorities, regulators or others when required or permitted by law, such as RECO, or in response to a lawful request.
Our service providers may only use your information to provide services to us. Several of them (including Follow Up Boss, Meta, Cloudflare and Google) store or process information outside Canada, mainly in the United States. While it’s there, your information may be accessible to courts, law enforcement and national security authorities of that country.
5. Email and text messages (CASL)
- When you submit a form, you’re asking us to contact you. Under CASL this gives us implied consent to send you messages related to your inquiry for six months from the date of your inquiry.
- If you tick the optional consent box, you give us express consent to email and text you about Fuller Developments homes and other real estate opportunities and updates until you withdraw it. We record the date, time, page and wording you agreed to.
- Every marketing email and text identifies us and gives our contact information.
- Each email includes an unsubscribe link. For texts, reply STOP.
- You can also withdraw consent at any time by contacting us (section 11). We’ll process unsubscribe requests without delay, and in any case within 10 business days, as CASL requires.
- Phone calls about your inquiry are made in line with the CRTC Unsolicited Telecommunications Rules. Tell us at any time if you’d prefer not to be called.
- Message and data rates may apply to texts.
6. Meta Pixel, cookies and similar technologies
Our pages may use the Meta Pixel, a small piece of code from Meta. When it is switched on, it lets Meta and us measure whether our Facebook and Instagram ads lead to visits and inquiries, and show our ads to relevant audiences.
- What it collects: when you load a page or submit a form, the Pixel may send Meta technical information. That includes the page address, your browser and device details, your IP address, the fact that a “Lead” (form submission) occurred, and identifiers stored in cookies (for example
_fbpand_fbc). - We don’t send your name, email or phone number to Meta through the Pixel.
- Meta’s own use: Meta may combine this with information it holds about you if you have a Facebook or Instagram account, under Meta’s own privacy policy (www.facebook.com/privacy/policy).
- Our own cookies and browser storage: after you register for the Fuller pricing page we set a signed cookie (
srg_gate) that unlocks the details page, and a small flag (srg_fuller) so we don’t ask you to register twice. They hold no contact details and expire after 60 days. Session storage keeps campaign details for your visit (section 2).
Your choices:
- Block or delete cookies and site data in your browser settings.
- Use a browser or extension that blocks tracking.
- Adjust your ad preferences in your Facebook/Instagram settings (“Ad preferences”).
- Learn more about interest-based advertising choices at youradchoices.ca.
Blocking cookies won’t stop you from using the forms (you may need to register again to see the Fuller details page).
7. How long we keep it
- Inquiry and lead records in our CRM are kept while we’re in contact with you. They’re then deleted or anonymized after 24 months without activity, unless you become a client or ask us to keep them longer.
- Client and transaction records are kept for the period required by RECO/TRESA and other laws.
- Consent and unsubscribe records are kept for as long as needed to show our compliance with CASL.
- Website form logs held by our host are deleted within 90 days.
- Advertising data held by Meta is kept under Meta’s policies.
8. How we protect it
We use reasonable safeguards for the sensitivity of the information:
- access limited to people who need it
- accounts protected by strong authentication
- encrypted (HTTPS) connections on our pages
- encrypted transfer of form data to our CRM
- service providers with recognized security practices
No method of transmission or storage is completely secure. If a breach of security safeguards creates a real risk of significant harm, we’ll notify you and the Privacy Commissioner of Canada as PIPEDA requires.
9. Your rights
You may:
- ask what personal information we hold about you and how it’s been used and shared
- ask us to correct it
- withdraw consent to marketing messages, subject to legal or contractual limits
We’ll answer access requests within 30 days, as PIPEDA requires. We may need to verify your identity first.
10. Questions and complaints
Contact our Privacy Officer first (section 11). If you’re not satisfied with our response, you can contact the Office of the Privacy Commissioner of Canada: www.priv.gc.ca, 1-800-282-1376.
